Housing insecurity affects countless individuals and families across New Jersey, creating barriers to healing, growth and independence.  NewBridge Services develops and manages affordable housing for individuals and families facing financial challenges, often working with partner organizations. 

Some of our tenants live with mental illness, disabilities or substance use disorders. NewBridge follows the Housing First model, a nationally recognized approach that offers individuals and families experiencing homelessness immediate, permanent housing without preconditions such as sobriety or employment. Eligibility for affordable housing is based on income.

Affordable housing at NewBridge provides stability for people in a variety of circumstances, including:

How Much Is Affordable Housing?

By federal standards, affordable housing is defined as tenants pay no more than 30% of their adjusted gross income in rent. While rent levels can vary based on the funding source used to develop a property, all are structured to prevent financial hardship and keep housing within reach.

Some tenants use housing vouchers — subsidies that cover part of the rent so families pay less out of pocket. In NewBridge’s designated affordable housing properties, rent is capped at 30% of income even for tenants without vouchers, ensuring long-term stability for qualifying individuals and families.

All NewBridge affordable housing complies with the Fair Housing Act, which prohibits discrimination based on race, color, religion, sex (including sexual orientation and gender identity), familial status, national origin or disability.

Your Path to Stable Housing

Applying for affordable housing starts with understanding your eligibility and the types of support available. Our housing team will:

  • Evaluate eligibility based on income and family makeup.
  • Coordinate housing placements in line with Fair Housing Act protections, which prohibit discrimination based on race, color, religion, sex (including sexual orientation and gender identity), familial status, national origin or disability.
  • Connect tenants with community resources beyond housing when additional support is needed.

Some tenants receive support services directly from NewBridge, while others choose outside providers. This flexibility allows people to access the services that best meet their needs while maintaining stable housing.
